Comprehensive Real Estate Legal Services

PMR Law has represented successful builders and individuals over the course of many years in thousands of residential real estate transactions. The firm recognizes that a real estate purchase is often the largest contract an individual ever signs. Ryan F. Roy K.C. and Tiger Li are the go-to persons in this area.

Whether it’s a large-scale transaction, securing mortgage financing, or the purchase and sale of large commercial buildings, the Calgary lawyers of PMR Law can assist in providing legal services to clients, including:

  • Residential and commercial real estate purchase agreements
  • Representation of lenders and banks or borrowers in the drafting and registration of mortgage and other financing securities
  • Purchases and sales of commercial buildings and condominiums

Our Real Estate Transaction Process

Residential real estate files often begin when one of our many builder clients advises a home purchaser that they have selected PMR Law as their law firm for the purchase of their home. Our team then often deal with the purchaser directly. The purchaser then arranges for the purchase mainly using a lender to finance a portion of the purchase price. Our firm typically receives instructions from the lender and the vendor. PMR Law then guides home purchasers through the steps needed to sign the papers needed to purchase a home. The timing and process can be stressful.

Many of our clients are first time home purchasers. PMR Law guides clients on what they need to do and what to expect. PMR Law are pleased to act on sales of property by the clients that met the firm when they purchased their new home. We are happy to help you again.

On commercial files, we usually negotiate the terms of the transaction with the representatives of the vendor, purchaser or lender. We conduct due diligence searches, review leases, identify title and off-title issues, and then outline the steps needed to complete the transaction. There is no one-size fits all solution, but we do draw on our experience to identify the issues to be dealt with and then get to work on closing the deal as negotiated.

Choose PMR Law for Your Next Real Estate Transaction

Sale, purchase and mortgage transactions are all part of real estate transactions. It is important to hire a law firm that has experience and capable staff in order to protect your legal position.

Our lawyers solve varied issues. The areas often overlap where knowledge of leasing and financing are concerned. We deal with the parties and their lenders. We bring to your transaction our knowledge on how to handle all stages of a real estate transaction effectively. We offer competitive rates and deliver the service by a trained team.

We involve a mix of lawyers and paralegals to navigate the process. This translates to cost-effective fees for common tasks and actions.

Our firm handles large transactions involving the purchase of commercial buildings, shopping centers and strip malls. We have worked on construction financing for purchasers and lenders. We have worked as Alberta agent lawyers for lawyers from other provinces. PMR Law lawyers often explain to legal advisors from other provinces and countries Alberta’s unique way of relying on trust conditions and undertakings. This is different from the accepted practice elsewhere. We also guide out-of-province lawyers on calculating registration costs and Alberta Land Titles issues, and handle compliance with trust conditions that relate to obtaining discharges and other registrations.
